How a JAKS commercial project runs.

Four stages, each with a clear handoff. You always know which stage your project is in and what has to happen before it moves to the next one.

    We sit down with you, listen to what the project needs to accomplish, and give you honest guidance on budget and timeline before anything is drawn.

    Design and pre-construction

    Drawings, engineering, and a real schedule. We pull the permits and resolve the code questions up front instead of discovering them mid-build.

    Construction

    A dedicated project manager coordinates every trade and reports progress on a regular cadence. You hear about a problem from us, early, not from a subcontractor later.

    Completion and handover

    A full walkthrough against the spec, punch list closed out, and a team that answers the phone after the project is finished.

Frequently Asked Questions

What does a commercial general contractor actually handle?

Everything between your signed lease or purchase and your open doors: pricing, permits, subcontractor buyout, scheduling, inspections, and closeout. You get one contract and one point of accountability instead of managing a dozen trades yourself.

What is the difference between a tenant improvement and ground-up construction?

A tenant improvement (TI) builds out or reworks space inside an existing shell, and is usually measured in weeks. Ground-up construction starts at sitework and foundations and is measured in months. We do both, and the process, permits, and budget structure differ enough that it is worth a conversation before you commit to either.

What does an owner's representative do, and when do I need one?

On larger projects where another firm holds the construction contract, an owner's representative sits on your side of the table: reviewing pay applications, schedules, change orders, and quality so the owner is not outmatched by their own contractor. If you are putting significant capital into a build you do not personally know how to audit, that is when you want one.

How do commercial permits work in Wichita?

Commercial work in Sedgwick County goes through MABCD plan review, and unlike residential it involves formal review cycles that take time. We build the review period into the schedule up front and handle submittals, corrections, and inspections so review time does not turn into schedule surprise.

How do you price commercial work?

It depends on the project and how complete your drawings are. We work under several contract structures, from competitively bid fixed price to negotiated arrangements. What stays constant is a written scope, a real schedule, and no surprise change orders for things we should have caught.

Can you do the millwork and casework for our space?

Yes, and it is one of the reasons to hire us. Reception desks, breakroom cabinetry, built-in casework, and commercial millwork come out of our own Wichita shop, which shortens one of the longest-lead items in most build-outs and keeps the quality under our roof.
