What actually sets the date

Build-outs rarely open late because of construction.

When a build-out misses its opening date, the cause is usually one of three things, and construction speed is almost never the one. Commercial plan review takes weeks that nobody put on the calendar. A long-lead item, mechanical equipment or casework, was ordered after pricing instead of during. Or the lease turned out to deliver less than everyone assumed, and the scope grew after the schedule was set.

We plan against all three. The review window goes into the schedule from day one, the long-lead items get identified during pricing, and we read your lease before we price so the scope reflects what the landlord is actually giving you. Casework comes out of our own Wichita shop, which takes one of the worst lead times off the critical path entirely.

    What the landlord is delivering, what the allowance covers, and what the space actually needs are three different things. We reconcile them before pricing.

    Pricing and scope

    A written scope with real numbers, so you can hold it against your allowance and against other bids without guessing what was excluded.

    Permits and plan review

    Commercial work goes through formal plan review, which takes time. We build that window into the schedule up front rather than discovering it.

    Build

    One project manager coordinating every trade, reporting on a set cadence. You hear about problems from us, early.

    Inspection and turnover

    Final inspections, certificate of occupancy, punch list closed, and a team that answers the phone after you open.

Frequently Asked Questions

What is a tenant improvement?

A tenant improvement, or TI, is the work that turns a leased shell or an existing space into the space your business actually needs: framing, mechanical, electrical, plumbing, finishes, and casework. It is distinct from ground-up construction, which starts at sitework and foundations and runs on a much longer timeline.

How long does a commercial build-out take in Wichita?

Construction is often the shorter half. Commercial plan review through the building department takes real time, and long-lead items like mechanical equipment and casework drive the rest. We give you a schedule that shows both, so your opening date is based on the whole process rather than just the construction weeks.

Who pays for the build-out, me or the landlord?

It depends entirely on your lease. Most commercial leases include a tenant improvement allowance, and what that allowance covers varies widely. Bring us the lease when we walk the space; knowing what the landlord is delivering changes the scope and sometimes changes what is worth negotiating.

Can you work while we stay open?

Yes, and for occupied renovations that is usually the requirement rather than the exception. We phase the work, seal off active areas, and schedule the disruptive parts around your operating hours. It costs some efficiency and we will be straight with you about that tradeoff.

Do you handle the permits and inspections?

Yes, including submitting to the correct jurisdiction, which in this metro is not always the county office. Wichita, Derby, Bel Aire, and Park City all run different desks. We handle submittals, corrections, and inspection scheduling as part of the contract.

Can you do the millwork and casework too?

Yes, and it is one of the main reasons to hire us for a build-out. Reception desks, transaction counters, breakroom cabinetry, and built-ins come out of our own Wichita shop, which removes one of the longest lead times in the job and keeps the quality under our control.
