Most Contractors Run on a Phone and a Spreadsheet. We Built Systems.
A defined 13 stage schedule, an estimating platform built in-house and calibrated to Wichita code, and an AI operations layer that catches the things that quietly go wrong. The craft is still done by hand.
Why it matters
Almost nothing goes wrong on a job site for interesting reasons.
Projects rarely fail because someone could not frame a wall. They fail because a permit went to the wrong office, a long-lead item was ordered late, a change was agreed verbally and remembered differently, or nobody noticed a schedule slipping until it was three weeks gone. Those are administrative failures, and they are entirely preventable.
So we built for that. Every JAKS project runs on a defined stage sequence with inspection gates, priced by an estimating system we wrote ourselves against the code we actually build to, tracked by tooling that flags a problem while it is still small. None of it makes the carpentry better. All of it makes the promises hold.
The craft has not changed. Cabinetry is still built by hand inour own Wichita shop. What changed is how little now depends on somebody remembering.

The schedule
Thirteen stages, each gated on the one before.
Every build runs the same defined sequence, from feasibility through certificate of occupancy. Stages gate on inspections and decisions, so nothing proceeds on the assumption that the last one passed.

Feasibility, before you commit
Stage 0. Zoning, platting, utilities, septic, floodplain, and driveway access checked before you buy a lot or sign anything. It is far cheaper to learn a site is wrong while standing on it.

Design and permit
Stages 1 and 2. Drawings, engineering where the structure needs it, then submittal to the correct jurisdiction. In this metro that is not always the county office, and getting it wrong costs weeks.

Sitework through structure
Stages 3 to 5. Sitework, foundation, framing, each gated on the inspection before it. Nothing proceeds on an assumption that the previous stage passed.

Envelope and rough-in, in tandem
Stages 6 and 7 run together on purpose. Envelope and mechanical rough-in overlapping is one of the few honest ways to compress a schedule without cutting quality.
- 05
Insulation, drywall, finish
Stages 8 to 11. Drywall, interior finish, fixtures, and site finish, with cabinetry arriving from our own shop rather than a supplier queue.

Closeout and certificate of occupancy
Stage 12. Final inspection, punch list closed, warranties and documents handed over. You cannot move in before the CO is issued, so we schedule toward it rather than hoping.
The systems
What we actually run.
Estimating built in-house, not bought
We run our own estimating platform with an assembly library calibrated to Wichita code: the 2018 IRC for residential, the 2024 IBC for commercial tenant work. It prices from real supplier data across multiple vendors rather than a national average.
The estimate becomes the budget
An approved estimate pushes straight into the job budget in our project management system, cost code for cost code. Nothing is retyped, so the number you approved is the number the job is tracked against.
AI-assisted operations
JAKS runs an AI operations layer across scheduling, reporting, lead handling, and a weekly leadership scorecard. It watches the things that quietly go wrong: an estimate going stale, a proposal waiting on a decision, a job drifting off schedule.
Photo-documented progress
Our own team updates project photography directly, so what you see of our work is current rather than whatever was shot three years ago.
Jurisdiction knowledge, written down
Wichita, Andover, Derby, Bel Aire, Park City, Haysville and Augusta run separate building departments with different licensing. We keep that documented because submitting to the wrong desk is the most common avoidable delay in this metro.

The point of tracking a job closely is that you hear about a slip while it can still be recovered. Late news is the expensive kind.

Questions About How We Work
What does AI actually do on my project?
It handles the watching, not the building. Our AI operations layer tracks job and schedule data, flags estimates and proposals that have gone stale, assembles the weekly leadership report, and makes sure an inbound enquiry does not sit unanswered. It does not design your home, price your job, or decide anything. People do that, and a person is accountable for every decision.
Does technology replace the crew?
No, and it would be a strange thing to want. Cabinetry still gets built by hand in our shop, framing still gets framed, and the punch list still gets walked by someone who can tell good work from adequate work. Technology removes the administrative failures, the missed follow-up, the estimate that never got sent, the schedule nobody updated.
How do I know what stage my build is in?
Ask, and you get a stage number and a definition. We run every build on a defined sequence from feasibility through certificate of occupancy, with inspection hold points that gate progress. That is more useful than a percentage, because a stage tells you what has to happen next.
Why build your own estimating system instead of buying one?
Because off-the-shelf estimating is priced on national averages and generic assemblies. Ours is calibrated to the code we actually build to and the suppliers we actually buy from, which is the difference between a number that looks right and a number that holds when the invoices arrive.
Does any of this make the project cost more?
It is not a line item. We built these systems because they make our own work more accurate and less wasteful, and the benefit shows up as estimates that hold and schedules that do not quietly slip. Contract structure is a separate conversation and depends on the project.
Is JAKS unusual for a contractor this size?
In this respect, yes. Most general contractors our size run on spreadsheets, a phone, and memory. We would rather put the effort into systems once than repeat the same avoidable mistake on every job.
