Thirteen stages from first conversation to keys.

Every stage has to clear its gate before the next one starts. That is the whole reason the schedule holds.

    Lead and feasibility

    Lot, budget range, and whether the project pencils. We tell you early if it does not.

    Design

    Plans developed to the point where they can actually be priced and permitted.

  3. 2

    Permit and pre-mobilize

    Permits pulled, trades booked, long-lead items ordered before anyone shows up on site.

  4. 3

    Sitework

    Clearing, grading, utilities, and the pad your house sits on for the next hundred years.

  5. 4

    Foundation

    Footings, foundation, and slab, inspected before anything covers them.

  6. 5

    Framing and structure

    Framing, roof structure, and the first time the house looks like a house.

  7. 6

    Envelope

    Roofing, windows, doors, and exterior finish. The building gets dried in.

  8. 7

    MEP rough-in

    Mechanical, electrical, and plumbing trades roughed in under our coordination and inspected while the walls are still open.

    Insulation and drywall

    Insulation, board, tape, and texture. The rooms become rooms.

    Interior finish

    Cabinetry from our own shop, trim, doors, flooring, and paint.

    Fixtures and appliances

    Plumbing fixtures, lighting, hardware, and appliances set and tested.

    Site finish

    Drives, flatwork, grading, and landscape so the outside matches the inside.

    Closeout and CO

Frequently Asked Questions

How long does it take to build a custom home in Wichita?

Most custom homes take several months to a year depending on size, weather, and selections. We run every build on a defined 13 stage schedule with clear gates, so you always know exactly which stage your home is in and what has to happen before the next one starts.

How does the permit process work?

We submit through the MABCD portal on your behalf. Residential plan review in Sedgwick County is fast compared to most metros, and the permit is valid for 180 days from issuance. Septic, driveway, and floodplain requirements can add steps on rural lots, and we flag those before you commit to a property.

What inspections does my home go through?

MABCD enforces the 2018 International Residential Code inspection sequence: footing and foundation, slab or under-floor, rough mechanical and framing, drywall, and a final inspection that issues your Certificate of Occupancy. You cannot move in until the CO is issued, and we schedule every inspection as part of the build.

What is the difference between custom and semi-custom?

A custom home starts from your requirements and a clean sheet. A semi-custom build starts from a proven plan and lets you tailor finishes, cabinetry, and select layout changes, which saves design time and cost. We build both, and we will tell you honestly which fits your budget and timeline.

Can you help me find or evaluate a lot?

Yes. Before you close on land we check zoning, platting, utilities, septic requirements, floodplain status, and driveway access, because any one of those can delay a permit or add real cost. It is much cheaper to learn that before you buy the lot than after.

How is the build priced and financed?

We work with several contract structures and with lender-financed builds, including draw schedules tied to construction milestones. The right structure depends on your financing and how much flexibility you want during the build; we lay out the options in plain terms before you sign anything.

Do you build barndominiums and metal homes?

Yes. We build barndominiums and metal-frame homes on the same gated schedule and permit process as our conventional builds, with the same cabinetry from our own millwork shop inside.
