What It Costs to Build a Custom Home in Wichita

Honest ranges, what they exclude, and the handful of decisions that move a build budget more than any finish selection will.

About these numbers

The ranges below are our own read of the Wichita market, based on what it currently takes to build here. They cover vertical construction only, and they are ranges rather than a quote: two homes of the same size can sit at opposite ends depending on design complexity and finish level. Use them to sanity check a budget, then get a written estimate against your actual plan and lot.

Almost every conversation about building a home starts with a per-square-foot number, and almost every one of those numbers is misleading on its own. It is still the right place to start, as long as you know what it covers and what it quietly leaves out.

In the Wichita area, building new generally runs from about $120 per square foot at the entry level to over $250 per square foot for a fully custom home, before land and site work. That is a wide band, and the width is the honest part: the same square footage can sit anywhere in it depending on decisions made long before anyone picks a countertop.

Regional ranges

By construction tier, vertical build only.

  • Entry-level, $120 to $150 per square foot

    Production homes and straightforward floor plans: standard builder-grade finishes, conventional materials, and simple rooflines. The structure is sound and the money simply is not going into complexity or surfaces.

  • Mid-grade, $150 to $200 per square foot

    Semi-custom homes with upgraded materials: solid surface countertops, better cabinetry, higher-end appliances, and more complex architectural detail. This is where a large share of Wichita custom work lands.

  • Custom, $200 to $250 and up per square foot

    Fully personalized builds with premium interior finishes such as custom millwork and high-end flooring, specialized energy systems, and complex layouts. Ultra-luxury builds in this area can comfortably exceed $300 to $400 per square foot.

What it leaves out

Five things a per-square-foot number does not include.

This is where most budget shortfalls come from. None of these scale with the size of the house, so they never show up cleanly in a per-square-foot figure.

  • The lot

    Land is a separate purchase, and lot price in this metro varies enormously between an infill lot in Wichita and acreage out in Butler or Sedgwick County.

  • Site preparation

    Grading, excavation, and foundation preparation. A flat lot on a city street is a fraction of a sloped or rural site needing real earthwork before anything is poured.

  • Utility hookups

    Getting water, sewer, gas, and power to the house. Short runs on a platted street are routine; long runs are not, and they do not scale with the size of the home.

  • Septic, well, and rural systems

    Where there is no public sewer or water. These regularly add costs that never appear in a per-square-foot figure, and they are the most common budget surprise on county builds.

  • Design, engineering, and permits

    Plans, engineering where the structure requires it, any survey or platting the lot needs, and the permit fees, which differ by jurisdiction across this metro.

What moves the number

The decisions that actually set your budget.

  • Shape, not just size

    Two homes of identical square footage can differ by tens of thousands of dollars. Corners, rooflines, and level changes all cost money. A simple rectangle under a simple roof is the cheapest way to buy square footage.

  • Cabinetry and millwork

    Usually the largest single interior line and almost always the longest lead item. It is also where the difference between grades is most visible day to day.

  • Windows and exterior openings

    Window count, size, and specification move a budget faster than most owners expect, and they are effectively locked once framing starts.

  • Mechanical systems

    Zoning, efficiency ratings, and equipment selection. Cheap to specify well at design, expensive to change later.

  • The lot itself

    Slope, soil, drainage, and utility distance are decided before you own the land and cannot be value-engineered afterward. This is why we walk a lot before you buy it.

Custom Home Cost Questions

How much does it cost to build a house in Wichita?

In the Wichita area, building new generally runs from about $120 per square foot at entry level to over $250 per square foot for a fully custom home, with ultra-luxury builds going well beyond that. Those figures cover vertical construction only: land and site work are separate. They are ranges rather than a quote, because design complexity and finish level move the real number substantially. We give you a written estimate against your actual plan and lot.

Does that per-square-foot figure include the land?

No. Published per-square-foot ranges almost never include land, sitework, septic or well, or long utility runs. On a rural lot those items alone can add a meaningful share of the build cost, which is why comparing a per-square-foot number against a finished-home price is misleading.

Why do two builders quote such different numbers for the same house?

Usually because the scopes are not the same. Allowances for cabinetry, flooring, and fixtures can be set high or low, and a bid with low allowances looks cheaper until selections happen. When you compare bids, compare the allowances and the exclusions, not just the bottom line.

Is a semi-custom home cheaper than a full custom build?

Usually, yes. Starting from a proven plan removes design time and the cost of solving problems that have already been solved, while still letting you tailor finishes and cabinetry. If budget is the binding constraint, that is normally the first place to look.

How do you structure payments on a custom build?

It depends on the project and your financing. We work under several contract structures, including lender-financed builds with draws tied to construction milestones. We lay out the options in plain terms and put the schedule in writing before anything is signed.

What is the most common budget surprise?

The lot. Slope, soil, drainage, utility distance, and septic requirements are set before you close on the land, and they cannot be designed away afterward. We check those before you buy, because it is far cheaper to learn it standing on the property than after.
