Hiring a General Contractor in Andover: How the Project Actually Runs
From the first walk-through to the warranty, what a general contractor does on an Andover remodel or addition, and what you should expect to see at each stage.
A remodel or addition that touches more than one trade needs someone to own the sequence: who comes Tuesday, what has to pass inspection before the drywall goes up, and which decision has to be made this week so the order lands in time. That is the job of a general contractor, and it is most of what you are paying for beyond the materials and labor.

The six stages
Walk-through and scope
We walk the house with you, photograph and measure, and write the scope in plain language: what is being removed, what is being built, what is staying. That document is what the estimate prices.
Written estimate
Line items by trade and by room, with allowances called out where selections are still open. You see what the cabinetry allowance is before you pick a door style, not after.
Permit and plan check
Andover issues its own building permits through the city, separately from the Metropolitan Area Building and Construction Department that covers Wichita and Sedgwick County. We file, we schedule the inspections, and we are on site for them.
Selections and ordering
Tile, fixtures, counters, and hardware are chosen and ordered before demolition. Cabinetry is built in our own Wichita shop on the same timeline, so the remodel is not waiting on a supplier.
Construction
Demolition, rough trades, inspections, finishes. One schedule, one point of contact, and a daily log with photos you can read from your phone.
Punch list and warranty
A walk-through together, a written punch list, and our own finish carpenter closing it. The one-year workmanship warranty is in the contract, not a handshake.
What working with JAKS changes
One contract for the whole job
Electrical, plumbing, tile, drywall, paint, and cabinetry under one agreement with one schedule. Trade partners work to our schedule, and the coordination is ours, not yours.
Cabinetry from our own shop
On an Andover remodel the longest lead item is usually the cabinetry. Ours is built on East Kellogg in Wichita, about fifteen minutes from most Andover neighborhoods, and measured to your actual walls.
Inspections handled
Framing, rough mechanical, and final inspections are scheduled by us and met by us. You do not have to be home for an inspector.
A daily log
Every working day gets an entry with photos. Questions get answered from the log instead of from memory.
Frequently Asked Questions
Do you need a separate permit in Andover?
Yes. Andover issues its own building permits through the City of Andover rather than through MABCD, which covers Wichita and unincorporated Sedgwick County. Scope that would be permitted in Wichita is generally permitted in Andover too; the office and the fee schedule are different. We handle the filing either way.
Do you work in Andover regularly?
Yes. Andover is part of our core service area alongside Wichita, Derby, and the surrounding communities, and several of the projects on our site are Andover homes.
Is a general contractor necessary for a kitchen or bathroom remodel?
When a project touches more than one trade, someone has to sequence them, pull the permit, and own the schedule. A general contractor is that person. For a single-trade job, such as a flooring replacement with nothing else changing, you may not need one, and we will tell you so.
How do you price a remodel?
Against a written scope, line by line, with allowances for items still to be selected. We work under more than one contract structure depending on the project and how it is financed, and we explain the options before anything is signed.
Who is on site?
A JAKS project manager runs the schedule and the daily log. Major trade scopes are performed by licensed, insured trade partners working to our schedule; millwork, finish carpentry, punch-out, and warranty work are done by JAKS employees.
