Cost guide
What a Home Addition Costs in Wichita
An addition is a small new house attached to an old one. That is why it costs more per square foot than building new, and why the first question is always what it has to connect to.
About these numbers
The figures below are what an addition tends to cost in Wichita by type, with the regional survey average where one exists. The regional figures quoted are from the 2025 Cost vs Value survey for the West North Central region, which includes Kansas; our own ranges bracket them for Wichita. Per square foot, an addition runs above the $120 to $250 range in our custom home guide, because every edge of it has to meet an existing structure.
People ask for a per-square-foot number for an addition the way they do for a new house. The honest answer is that it depends less on the square footage than on what the new space has to connect to: the roof, the foundation, the siding, the furnace, the panel, and sometimes the plumbing.
A single ground-floor room with no plumbing is the least expensive addition to build. A primary suite with a bathroom costs materially more because of the plumbing and the bathroom finishes. A second story costs the most per square foot and usually means living elsewhere for part of the build.
Three kinds of project
A room, a suite, or a second story.
Single room on the ground floor
A bedroom, office, sunroom, or family room: foundation, framing, a roof tied into the existing one, windows, siding matched to the house, electrical, heating and cooling extended or added, and finishes. No plumbing keeps this the simplest addition to build. We give a range for it on the first visit, after we have seen what it connects to.
Primary suite, or any addition with a bathroom
Everything above plus plumbing, a bathroom, and usually a closet system. Plumbing runs and the bathroom finishes are what separate this from a single room. The regional survey average for a midrange primary suite addition is about $173,000. Adding a bathroom alone averages about $62,000 midrange and $113,000 upscale.
Second story or large footprint
Removing a roof, engineering the existing structure to carry the load, and living elsewhere for part of the build. The most expensive way to add space per square foot, and sometimes the only one on a small lot. Priced from drawings and an engineer's review, never from a per-foot figure.
What moves the number
Why an addition costs more per foot than new construction.
Tie-in work
Roof, siding, foundation, and floor all have to meet the existing house cleanly. Matching 30-year-old brick or siding is a real cost.
Mechanical capacity
The existing furnace, air conditioner, and electrical panel may not carry the new space. Finding that out at design, not at inspection, is part of our first visit.
Foundation and drainage
A new foundation next to an old one, and water that now has somewhere new to go.
Plumbing
Any addition with a bathroom or wet bar brings supply, drain, and vent runs back to the existing system.
Finishes that match
Flooring, trim, doors, and paint that continue from the old rooms into the new one, built in our shop where that is the only way to match.
What it leaves out
What the ranges leave out.
The items decided by your lot and your existing house rather than by the addition itself.
Design and engineering
Drawings, structural engineering where the roof or a bearing wall is involved, and the permit set.
Site conditions
Trees, grade, utility lines, easements, and setbacks decide where the addition can go before cost does.
Upgrades to the existing house
A new panel or furnace sized for the whole house is sometimes the right answer and is priced separately.
Landscaping and hardscape
Whatever the addition displaces outside gets rebuilt afterward.
We walk the lot and the house first, because setbacks, drainage, and the mechanical systems decide what an addition can be. You get a budget range from that visit, then a written proposal once drawings and selections are set. One contract from foundation through finish, matched to your existing home, with permits and inspections handled and a written schedule.
Home Addition Cost Questions
How much does a home addition cost in Wichita?
It depends on what the new space has to connect to. A single ground-floor room is the least expensive, an addition with a bathroom costs materially more because of the plumbing, and a second story costs the most per square foot. The 2025 regional survey average for a midrange primary suite addition is about $173,000.
Why is an addition more per square foot than a new house?
Because every edge of it has to meet an existing structure, and the existing mechanical systems often need work to serve it. New construction has none of that.
How long does an addition take?
Design and permits come first. Construction on a single-room addition is typically two to three months; a suite or second story longer.
Will my furnace and air conditioner handle the new space?
Sometimes. We check capacity and the electrical panel on the first visit, because the answer changes the budget.
Do I need a permit for an addition?
Yes, always, and usually a plan review. Wichita and most of Sedgwick County go through the Metropolitan Area Building and Construction Department; Andover, Derby and some other towns run their own. We handle it.
Can we live in the house during the build?
For a ground-floor addition, almost always. For a second story, plan to be out for part of it.
